Chimney Caps, Chase Covers, Dampers & Animal Removal in San Antonio

San Antonio Chimney Sweeps connects San Antonio-area homeowners with independent local chimney sweep, inspection and repair companies for free, no-obligation quotes. Rain, leaf litter, raccoons and chimney swifts all find an open flue; a cap, a sound chase cover and a working damper are how local companies close it off.

Why an open flue is the local problem

San Antonio fireplaces sit idle most of the year. The airport's 1991–2020 normals put 72% of the year's 1,438.4 heating degree days in December through February, with 32.38 inches of rain a year and May the wettest month at 4.40 inches. From March to November an uncapped flue takes rain straight onto the smoke shelf and damper, collects live-oak leaf drop in late winter, ball moss and pecan debris, and, from mid-March, offers nesting chimney swifts a vertical cavity to nest in. Moisture, not creosote, is what most local chimney companies find when they open a damper in October.

The fix is at the top. A cap with a mesh screen keeps out water, debris and animals; a chase cover does the same job on a prefab fireplace; and a damper that actually seals stops conditioned air leaving through the long cooling season as well as the few cold weeks.

What local companies install and repair

Chimney caps

Single-flue and multi-flue caps in stainless steel or copper, sized to the flue tile or pipe, with a screened skirt against birds, squirrels and raccoons. Installed, typical national estimates run $300–$600 per cap.

Chase covers for prefab fireplaces

The flat metal lid over a framed chase on a factory-built fireplace. Original galvanized covers from the 1980s–2000s subdivisions rust through, stain the siding below and let water into the chase. Bexar County has 37.2% of its housing built between 1970 and 1999 (ACS 2024 5-year), which is the age band where companies replace these most, usually in stainless steel. Typical replacement estimate: $300–$700.

Spark arrestors

A cap with a fine mesh that stops embers leaving the flue. Worth asking about anywhere near brush: Kendall County's Community Wildfire Protection Plan (signed August 24, 2023) cites Texas A&M Forest Service's finding that "94 percent of Kendall County's growth is happening in the wildland urban interface," and the April 2022 Camp Bullis brush fire grew past 4,000 acres and prompted precautionary evacuations of about 150 residents along Ammann Road. See the Boerne and Fair Oaks Ranch pages.

Throat dampers

The cast-iron plate just above the firebox in a masonry chimney. Rust, a warped plate or a seized handle are the usual complaints, often after years of rain down an uncapped flue. Repair is typically $100–$225 and replacement $200–$400 (national estimates).

Top-sealing dampers

A spring-loaded lid at the top of the flue, operated by a cable in the firebox, that seals with a gasket instead of metal on metal. It doubles as a cap and is the usual answer when a throat damper is beyond repair or the homeowner wants to cut air leakage.

Shrouds and custom covers

Decorative shrouds hide caps on stone and stucco chimneys and are common in the master-planned north-side communities. Because they are visible exterior changes, they are the item most likely to need architectural approval (see the HOA note below).

Animals in the chimney: swifts, raccoons and squirrels

Chimney swifts are protected

The chimney swift is a native migratory bird, and the U.S. Fish and Wildlife Service states that the Migratory Bird Treaty Act "prohibits the take (including killing, capturing, selling, trading, and transport) of protected migratory bird species." Houston Audubon puts it plainly: "It is against the law to tamper with the swifts and their nests once they have started using your chimney." Swifts return to Texas from mid-March and gather in large roosts in September before leaving. If you hear chattering in the flue in summer, the nest stays, the damper stays shut, and the sweep and cap are scheduled after the birds leave: generally late October to February, per Texas-wide guidance. Travis Audubon advises avoiding any company that offers or advertises in-season nest removal. Full detail is in our chimney swift guide.

Raccoons and squirrels

Ask the company how it handles wildlife; Texas rules restrict relocation. The usual approach is exclusion: confirm the animals have left, sweep out the nesting material, then cap the flue so it cannot happen again. Animal removal is typically quoted at $200–$600 nationally, plus the cap. If a dead animal or an old nest has left an odor, a full sweep of the smoke chamber usually clears it. A camera Level 2 inspection afterward confirms nothing was left behind a damaged liner.

Approvals and permits

HOAs. Visible caps, shrouds and chase covers are exterior changes. In master-planned communities such as Stone Oak, The Dominion, Fair Oaks Ranch, Shavano Park and Timberwood Park, they may need architectural control committee approval; check your covenants. Texas Property Code §202.004 presumes an association's exercise of discretionary authority reasonable unless shown to be arbitrary, capricious or discriminatory, and §209.00505 sets the architectural-review process for larger associations, including a written denial that states its reasons and a right to a hearing. This is general information, not legal advice.

City permits. Caps and dampers need no City of San Antonio permit we could find. Outside city limits, permits vary by city; your contractor confirms. In historic districts such as King William, Monte Vista and Dignowity Hill, exterior work needs an Office of Historic Preservation Certificate of Appropriateness, so a visible new cap or shroud on an H-zoned house goes through OHP first.

Who does the work. Texas has no chimney-sweep, masonry or roofing license. Ask for CSIA Certified Chimney Sweep or NFI certification (verify on csia.org or nficertified.org), proof of insurance, a written scope with photos of the flue top, and, for repair work inside San Antonio, a City of San Antonio Home Improvement Contractor registration. If the crown or flashing under the cap is also failing, that is masonry repair and is quoted separately.

Frequently asked questions

Will a chimney sweep remove birds from my chimney?

If the birds are chimney swifts with an active nest, no. They are protected under the Migratory Bird Treaty Act, which prohibits taking the birds, and Texas-wide guidance is to leave the nest until the birds leave in the fall. The flue is then swept and capped, generally late October to February. Other debris and old, empty nests can be removed at any time.

What is a chase cover, and why does mine rust?

A chase cover is the flat metal lid on top of the framed, sided chase around a prefab (factory-built) fireplace. Many 1980s–2000s homes still have the original galvanized cover, which rusts where water pools, stains the siding and eventually lets water into the chase. Replacement in stainless steel typically runs $300–$700 nationally (an estimate, not a quote).

Do I need HOA approval to install a chimney cap or shroud in San Antonio?

Possibly. A visible cap, shroud or chase cover is an exterior change, and communities such as Stone Oak, The Dominion, Fair Oaks Ranch, Shavano Park and Timberwood Park may require architectural committee approval; check your covenants before the work is scheduled. Under Property Code §209.00505 a denial in a larger association must state its reasons and can be appealed. This is general information, not legal advice.

Is a spark arrestor worth it in the Hill Country?

Companies working in Boerne, Fair Oaks Ranch, Bulverde and Helotes often recommend one. Kendall County's 2023 Community Wildfire Protection Plan notes that 94 percent of the county's growth is in the wildland-urban interface, and the April 2022 Camp Bullis brush fire burned more than 4,000 acres near Stone Oak and Timberwood Park. A screened cap costs little more than a plain one.

How much does a chimney cap cost installed?

Typical national ranges from Fixr (2025) and Angi via Bob Vila (2023) put an installed cap at $300–$600, a chase cover replacement at $300–$700, damper repair at $100–$225 and a new damper at $200–$400. Multi-flue, copper and custom shroud work costs more. These are estimates, not quotes; local companies price after seeing the flue top.
