Four steps from request to quote

  1. Tell us about the fireplace or vent

Use the short form on the free quote page or call Call (727) 300-6656. Name, phone and ZIP are enough; adding wood or gas, masonry or prefab, and when it was last swept gets a sharper price.

  2. We pass the request to local companies

San Antonio Chimney Sweeps forwards the details to independent chimney sweep, inspection and repair companies that cover your address in San Antonio, Bexar County or the Comal, Guadalupe and Kendall county towns. We usually reply the same day. There is no fee and no obligation.

  3. Companies contact you with a price or a visit time

A standard sweep with a Level 1 inspection or a dryer vent cleaning can often be priced by phone. Repairs, Level 2 inspections and leaks are usually priced after a visit.

  4. The visit, the report and the written quote

The technician does the sweep or inspection and leaves a written report with photos. Any repair is quoted as its own line. Compare quotes, ask the questions below, and hire the company you prefer, or none.

Technician working at a fireplace behind a dust barrier

What happens at a sweep or inspection visit

A typical sweep starts inside. The technician lays drop cloths, seals the fireplace opening with a dust barrier or runs a HEPA vacuum at the hearth, then brushes the flue with rods from the firebox or from the roof, depending on the chimney and the roof pitch. The smoke chamber, damper and firebox are cleaned and the debris leaves in sealed containers. Most sweeps include a Level 1 inspection, a visual check of the accessible parts of the chimney, firebox and damper.

A Level 2 inspection adds a camera scan of the flue and checks accessible attic and crawl-space areas. It is the level called for on a sale or transfer, after a fuel change such as wood to gas logs, with a new appliance, or after a malfunction or event such as a chimney fire or a hard freeze. A Level 3 opens concealed areas. A TREC-licensed home inspector’s fireplace check is more limited (22 TAC §535.228(i): creosote in accessible areas, damper, firebox, fireblocking) and does not scan the flue, which is why buyers ask for a separate Level 2 chimney inspection.

On a prefab (factory-built) fireplace, the technician also checks the refractory panels, the air-cooled or Class A flue and the metal chase cover, common on 1980s–2000s San Antonio homes. On a masonry chimney the crown, flashing and clay flue tiles get the attention, especially after freezes like February 15, 2021 (9 °F) or January 17, 2024 (18 °F). Gas log sets are checked for burner, pilot and venting; gas line work is done only by Texas-licensed plumbers.

What to have ready

  • Fuel and type: wood or gas, masonry or prefab, open fireplace, insert or stove, and how many flues.
  • History: last sweep or inspection, any smoke, smell, animal noise, water stain, stuck damper or previous chimney fire.
  • Access: stories, roof material and ladder access.
  • Photos of the firebox, the chimney top and any stain or crack.
  • Location rules: a historic district such as King William, Monte Vista or Dignowity Hill (exterior work needs an OHP Certificate of Appropriateness) or an HOA that reviews visible caps.
  • Timing: if birds are in the flue, the work waits. Chimney swifts are protected under the Migratory Bird Treaty Act; an active nest is left alone and the flue is swept and capped after they leave, generally late October to February (Texas-wide guidance).

What to ask any company

Texas has no chimney-sweep, masonry, roofing or general-contractor license. Ask for a CSIA Certified Chimney Sweep or NFI certification (verify on csia.org or nficertified.org), proof of insurance, a written scope with photos and, for repair work inside San Antonio city limits, a City of San Antonio Home Improvement Contractor registration (nonstructural work; structural work needs a Residential Building Contractor, per DSD CI-2025-005). Ask who will touch the gas. Sweeping, inspections, caps and dampers need no City of San Antonio permit we could find; dryer-duct, mechanical and gas work are permitted trades; whether a chimney rebuild or reline needs a building permit is not stated on the City’s pages, so the contractor confirms with Development Services.
